Overview

This project is a full refurbishment of a pre 1900 Semi-Detached Sandstone Villa in the Southside of Glasgow to meet modern energy efficiency standards and remove the property from the Gas Network.

Approach

By employing a ‘Fabric First’ methodology, encouraging a reduction in energy demand through enhanced air-movement and the inclusion of selected renewables to generate electricity, this project provides near zero carbon living whilst removing the property from the gas network.

An internal strip out of the building for rot and window repairs included the removal of a cluster of service rooms to the rear and the formation of large kitchen-dining area with a corner window creating a feature view over the garden. A future phase will include a glazed sunroom providing an additional energy source and further enhancing the connection between house and land.

Improvements included super insulation, air-tightness measures, re-circulation ventilation, under floor heating, solar thermal water heating, solar photovoltaics and a ground source heat pump.

Performance

Previously considered ‘hard to treat’, this revitalised dwelling house is now an energy generator, demonstrating that off-grid living is a possibility in the heart of Glasgow.
